How do laneway homes and multiplexes change garage door plans?
A laneway house is typically built in the space a rear garage would take, so adding one often means the old garage and its door go. The City has allowed laneway houses in most low-density areas since 2009 and expanded them citywide in 2013. It reports over 3,000 permits issued since 2009.
The City counted 3,420 more single-detached houses in 2021 than in 2016, an 8% rise after years of decline, and its census memo says laneway construction might explain the increase. Laneway houses cannot be strata-titled or sold separately from the main house.
Multiplexes are different. Since October 17, 2023, the R1-1 zone has let low-density lots hold three to six strata units, or up to eight for secured rental. Those new units are strata-titled, so changing a garage door on one may need the strata's approval first.
Is the garage door on an older Vancouver house an original?
It may be, and that is worth knowing before you ask for a price. Ground-oriented homes, the kind that usually have a garage door, made up 38% of the city's occupied dwellings in the 2021 census.
Much of that detached stock is decades old. Vancouver Specials, the boxy two-storey houses with brick or stone below and stucco above, were mass-produced from 1965 to 1985, and about 10,000 of them stood in the city by 1985.
On a house that age, the door and opener may be originals or later replacements, and the answer changes whether a repair or a new door makes more sense.
How hard is Vancouver's weather on a garage door?
Rain matters far more than snow for a garage door in Vancouver. Downtown averages about 1,588 mm of precipitation a year, while the airport averages 36.6 cm of snow over about 7.4 snow days.
November and January are the wettest months, so damp is the thing to manage, and our garage door maintenance and tune-up guide covers rust, seals and wood doors.
Which page covers the problem with your Vancouver garage door?
Match what the door is doing to one of the four pages below, then call (604) 216-9380 for a price. Springs and lift cables hold the door's weight under high tension, and door makers, DASMA and the US Consumer Product Safety Commission all say to leave that work to people trained for it.

Vancouver garage door questions
Do I need a City of Vancouver permit to replace a garage door?
Check with the City's building department before you book, because each municipality sets its own rules. HomeStars notes that permits usually come into play when the opening is widened or the header changed, and generally not for a door of the same size in the existing opening.
Is a garage door from the 1970s or 1980s worth repairing?
Sometimes, but get both prices first. InterNACHI puts a garage door's typical life at 20 to 25 years and an opener's at 10 to 15, so an original door on a house from that era has had a long run. A quote for the repair and one for a replacement door side by side makes the choice clearer.
Will an opener from before the 1990s stop for something under the door?
Possibly not. Openers made since the early 1990s have auto-reverse and photo-eyes, so an older unit may have neither. The opener repair page explains the monthly test, and an opener that fails it should be left unused until it is repaired.
I am adding a laneway house. Should I still replace the garage door?
Decide on the garage first. If the laneway plan takes the space where the garage stands, the old door goes with it and a new one may not be needed. If the garage stays, ask for a door price once the layout is settled.
