What does a garage door tune-up check?
A garage door tune-up is a top-to-bottom inspection of the moving parts, with the hardware tightened, the moving parts lubricated and the spring and opener settings adjusted where needed.
The aim is to find the part that is starting to wear, such as a wobbling roller or a rusty coil, while it is still a minor item. The parts that typically get looked at are listed beside this text.
What garage door maintenance can I safely do myself?
You can safely look, test and clean, but anything involving the springs or cables should be left alone. The springs hold a high degree of tension, and a door with a broken torsion spring can fall fast enough to injure or kill someone (DASMA; door maker guidance).
- Look at the springs and cables from a distance without touching them. Note any gap in a coil, heavy rust or frayed strands.
- Run the monthly 2x4 reversal test and check the photo-eyes. The garage door opener repair page explains both.
- Check the rubber seal along the bottom of the door for cracks, flat spots or daylight showing underneath.
- Keep the tracks clear of stored items, leaves and grit.
Leave out spring adjustments and cable work, even small ones. If a look at the springs or cables turns up a problem, stop using the door and call (604) 216-9380.
How does wet weather affect a garage door?
Rain and garage condensation rust springs, tracks and rollers, and they are hard on wood doors and rubber seals. That is general advice for wet climates, and parts of the Lower Mainland are very wet. Coquitlam's Burquitlam station records about 1,937 mm of precipitation a year, compared with about 1,189 mm at YVR (Environment and Climate Change Canada normals). In wetter spots, keep a closer eye on rust and seals; see garage door repair in Coquitlam for more on local conditions.
Wood doors soak up moisture and can swell, warp or rot, so they need re-staining or repainting about once in two to three years. Near the water, rinse salt off a steel door, and give an aluminum door a coat of wax twice a year.
How often should a garage door get a tune-up?
Once a year is a common schedule for a professional tune-up, with your own quick checks in between. Ask for one sooner if the door starts to sound or move differently.
How much does a garage door tune-up cost in Vancouver?
A garage door tune-up visit typically runs $100 to $180 in Metro Vancouver. The range is for the visit itself; replacing a worn spring or roller is a separate repair.

When does maintenance turn into a repair?
Maintenance becomes a repair as soon as a part is broken rather than worn: a spring with a gap, a cable with broken strands, a door off its track or an opener that won't reverse.
A spring has snapped
The door feels very heavy or won't lift, and you may have heard a loud bang.
Garage door spring repairA cable or roller has failed
A cable is frayed or hanging loose, or the door has come out of its track.
Cable and off-track repairThe opener is the problem
It grinds, hums without moving the door, or fails the reversal test.

Can a tune-up stop my garage door spring from breaking?
No. A standard torsion spring is rated for about 10,000 cycles, one cycle being one open and one close, and it wears out with use (door maker guidance). A tune-up can catch rust or a coil gap before the spring lets go, but it can't add cycles.
Why does door balance matter?
A door that is out of balance can crash to the floor without warning, the US Consumer Product Safety Commission warns. A door that binds or sticks should be looked at by a professional.
My garage door is noisy. Is a tune-up enough?
It can be, but listen to where the noise comes from. Squeaking from the spring coils can be a warning sign that a spring is near the end of its life. A cracked or wobbling roller is one of the parts a tune-up looks for.
Who looks after the garage door in a strata townhouse?
It depends on the strata. Under BC's Standard Bylaws, an owner needs written approval before altering exterior doors, and each strata decides and tells owners who repairs what. Check your bylaws, or ask the strata council, before booking work.
