Why does a Richmond garage often double as the basement?

Because few Richmond homes have a basement. The islands average about 1 m above sea level, and the high groundwater table keeps basements rare, so the garage often ends up holding what a basement would. If yours is full, the questions below cover what to keep clear of the door.

Close to half of Richmond's homes are houses or townhouses: single-detached houses were 30.1% in the 2021 census and row houses 19.7%. They come from several eras, so a street can hold a door with decades of use beside one only a few years old.

Who pays for a garage door repair in a Richmond townhouse?

That depends on your own strata plan and bylaws, and the door, its springs and the opener can each land with a different party. With row houses making up 19.7% of Richmond's homes, it is a question worth settling before anything is booked.

BC's Civil Resolution Tribunal has found in at least two decisions that a townhouse garage door, or its springs and cables, was part of the owner's strata lot rather than common property. Bylaws can still change who pays, as the questions below show.

Ask your strata council or property manager who covers each part, and get it in writing. Get written approval before changing the door's style or colour too, since an owner needs it to alter an exterior door wherever the standard bylaws apply.

Which Richmond garage door problems have their own page, and what does a tune-up cost?

Four pages cover the usual faults. Call (604) 216-9380 once you know which one sounds like your door.

The springs and cables hold enough stored tension to injure someone, which is why safety bodies such as DASMA and the US CPSC advise against doing that work yourself.

Is Richmond's weather easier on a garage door?

A little. The Richmond Nature Park station records about 1,262 mm of precipitation and 34.6 cm of snow a year, roughly 30% less rain than Vancouver next door.

That is still a wet climate for metal parts and seals, so the checks on our garage door tune-up page apply here too.

Richmond garage door questions

Do I need a permit in Richmond to replace a garage door?

The City does not say either way, so call its building department. Richmond's permit page says minor modifications and finishing work, such as siding repair, roofing or fences, do not need a building permit, though the work must still meet the BC Building Code and Zoning Bylaw 8500. More broadly in Canada, a same-size swap tends not to need one, and changing the opening or header usually does.

My garage holds what a basement would. What should I keep clear?

Keep the floor under both photo-eye sensors clear, since a box in the beam makes the door reverse instead of closing; the opener page shows where the eyes sit. Leave room along each track too, because anything in the way can stop the door or push a roller out of the track.

My home was built in the 1990s. Is the opener near the end of its life?

Yes, if it is the original. If both the door and the opener are original, the opener (10 to 15 years) and the door (20 to 25 years) are past InterNACHI's typical ranges, so price a replacement beside any repair.

My strata says I pay for the garage door. Is that final?

Not necessarily. The bylaws decide, and in a 2018 decision the tribunal struck down a bylaw putting all garage door costs on owners, because another bylaw made the strata responsible for exterior doors that front on common property. Ask your strata manager which bylaw applies to your door. This is general information, not legal advice.
