Why is Coquitlam so hard on garage door hardware?

Coquitlam is one of the wettest parts of the region, and steady moisture is what rusts door hardware. The Burquitlam weather station, at 122 m, averaged about 1,937 mm of precipitation a year across 1981 to 2010, roughly 60% more than the 1,189 mm or so at Vancouver International Airport. November alone averaged 316 mm, and snowfall came to about 64.4 cm a year.

The rain comes from moist air being pushed up against the Coast Mountains. Westwood Plateau and Burke Mountain climb well above that 122 m station.

Springs, tracks and rollers take the brunt of it, and a worn seal lets water in under the door. A garage door tune-up is the simplest way to catch rust and a tired seal early.

Is it time to repair or replace a Westwood Plateau garage door?

Coquitlam's homes range from Maillardville, founded around 1890, to hillside subdivisions still going up in the north. Westwood Plateau sits in between: its developer bought the land in 1989 and built it out by 2005, with 2,349 detached homes plus 2,174 townhomes, duplexes and condos on land that climbs to almost 400 m.

A Plateau door that came with the house is now at or near the end of its expected life. InterNACHI's chart gives garage doors 20 to 25 years and openers 10 to 15. With the plateau finished by 2005, an original door there is at least 21 years old, and the first homes from the 1990s are older still.

That does not mean a door must be replaced. A worn spring, cable or roller can often be swapped on an otherwise sound door. Panels that are cracked, rusted through or badly dented are a different story, and the garage door replacement page explains how to weigh a new door against another repair.

Does replacing a garage door need a permit in Coquitlam?

Coquitlam is unusually clear on this. Its minor projects brochure lists replacing doors and windows that result in "no change to the location and size of the rough opening framing" as work that does not need a permit. The brochure talks about doors in general, not garage doors by name, so confirm with the City's building department before relying on it for a same-size garage door replacement.

The same brochure says a permit is needed to change door locations, to finish an unfinished garage, or to build a garage or carport larger than 10 square metres. Widening a single opening into a double changes the size of the framing, so expect that kind of project to need one.

Coquitlam garage door questions

A cable has come off its drum. Can I put it back on myself?

No. A lift cable is tied into the spring system, and a loaded spring can release its energy without warning. DASMA and the US product safety regulator (CPSC) both treat this as a job for trained door specialists. Leave the door where it is, keep people clear and call (604) 216-9380, or read the cable repair page first.

My Burke Mountain home is fairly new. What is likely to need work first?

Usually wear parts, not the door. Burke Mountain became the city's main growth area after the David Avenue Connector opened in 2006, and InterNACHI gives a garage door 20 to 25 years, so even a door from that first wave is still within its range. Openers typically last 10 to 15 years, and standard springs can reach their cycle rating in a similar span, as the spring repair page explains.

The wall button works but the remote doesn't. What is wrong?

Start with the remote's battery, a common reason for a door to stop answering. If a new battery doesn't help, the opener repair page covers the other likely causes.

I live in Port Moody, Anmore, Belcarra or Port Coquitlam. Which city do I pick?

None of the six. Each is its own municipality, separate from the City of Coquitlam, so choose "Other" on the form and say where you are, or check the service areas page.
