Does Burnaby's elevation change how a garage door wears?

It can, because Burnaby rises from sea level to 370 m on Burnaby Mountain, and the higher ground typically gets more snow than Vancouver or Richmond. The weather station at SFU, 365 m up, records about 2,010 mm of precipitation and 89.3 cm of snow a year over 15.5 snow days.

That much moisture is hard on steel parts and the bottom seal, and our tune-up and maintenance page lists what to check and how often.

Which Burnaby homes still have a garage door?

Mostly detached houses, houses with a suite and townhouse rows. Nearly 3 in 10 Burnaby homes are now in high-rises, so the garage doors still in use sit on ground-level homes.

If yours is a strata townhouse, the bylaws decide who covers the door, the springs and the opener, so ask your council or property manager in writing before booking; our strata notes explain BC's default rules.

Which repair does your Burnaby garage door need, and what do springs cost?

Find the symptom below, read the page that fits it, then phone (604) 216-9380 for a price.

When a torsion spring snaps, the door can come down hard, and the energy stored in a wound spring is what makes this work dangerous, so leave it alone. Replacing torsion springs as a matched pair keeps the door balanced.

Burnaby garage door questions

Does Burnaby need a permit for a new garage door?

Burnaby's home improvement page does not mention garage doors, so ask the City's building department. The page says minor non-structural repairs to the outside of a home do not need a permit, while an attached garage counts as an addition and a detached one as a new building. Generally in Canada, a door that fits the same opening is the simpler case, and a wider opening or new header usually means a permit.

My door won't close after a snowfall. What can I check?

Look at the two photo-eye sensors first, since snow or ice in the beam can make the door start down and then reverse. Clear the tracks of packed snow too. If the door still will not close, leave the springs and cables alone and see what to do when a garage door won't close.

My house is down near the Fraser. Do the mountain snow figures apply to me?

Not fully. The SFU figures come from a station 365 m up, and the lower parts of Burnaby are drier and less snowy than that. Rain still falls across the whole city, so rust and a worn seal stay on the list.

Does a house with a suite wear out garage door springs faster?

It can, if the door gets used more. Springs are rated in open-and-close cycles, so extra trips use them up sooner; the spring repair page turns the typical rating into years.
