What wears out first on a newer Langley garage door?

On newer homes, springs and openers tend to need attention well before the door itself. Langley Township's housing is young: 25.7% of homes were built in 2011 or later and 42.5% since 2001, while only about 7.7% predate 1971.

Springs are rated for a set number of open-and-close cycles, so a busy 2010s townhouse in Willoughby could be near the end of its original pair. Our spring repair page shows how to estimate yours and which signs to watch for.

A loud bang and a door that will not lift usually mean a spring has gone. Springs and cables are under heavy tension even when the door is still; DASMA, the door industry body, and the US CPSC say to leave that work to trained door people.

Does Langley's extra snow affect a garage door?

It can, mostly at floor level. The Langley weather station recorded about 68.1 cm of snow a year on 11.1 snow days, roughly twice the 36.6 cm at Vancouver International Airport.

Snow or ice in the opening can block the photo-eye beam, which makes a closing door reverse. Clear the opening first if the door heads down, stops and goes back up after a snowfall.

Wet months also rust springs, tracks and rollers. A garage door tune-up typically covers those parts and the bottom seal.

Langley strata townhouse: who handles the garage door?

It depends on your strata's plan and bylaws, so ask the strata council or property manager before booking any work. Row houses are 21.6% of the Township's homes, the highest share among the six cities on our pages, so many Township garage doors belong to strata homes.

In Springman v. Strata Plan EPS1867 (2021), the Civil Resolution Tribunal wrote that "the garage door is part of the townhouse," which put it inside the strata lot rather than common property. Other complexes have their own bylaws, so one ruling does not settle yours.

Langley garage door questions

Where do I ask about a permit for a new garage door in Langley?

Langley is two municipalities with two building departments. Neither publishes garage door permit guidance, so ask the building department for your address: the City of Langley or the Township of Langley. HomeStars says the permit question mostly turns on the opening: a door that fits the old frame usually needs none, while a resized opening or a new header usually needs one.

How do I check that my opener still reverses?

The US CPSC suggests a monthly test: lay a 2x4 flat on the floor in the door's path and close the door. It should bounce back once it meets the board. If it doesn't, stop using the opener and see the opener and sensor page.

I live in Aldergrove or Fort Langley. Do I choose Langley on the form?

Yes. Both are communities within the Township of Langley, so choose Langley and name the community in your message. For other cities, see the list of service areas.

Only one spring broke. Should both be replaced?

A matched pair keeps the door's weight even from side to side, which is why it is commonly recommended on doors that have two. The cost guide shows the typical range for one spring and for a pair, so you can compare.
