Which garage door jobs can Surrey homeowners ask about?

Any of the common repairs can be quoted for a Surrey address, and each one has its own page with the signs, the safety points and the costs.

In Cloverdale, the East Clayton plan, the first neighbourhood phase of Clayton Heights, was approved in 2003, so a lot of that area dates from the 2000s or later.

InterNACHI's life expectancy chart puts a garage door opener at 10 to 15 years. A Clayton Heights house finished around 2006 that still runs its first opener is now past that span.

Broken spring

A sudden bang from the garage, then a door that will barely move, is the classic sign. Springs hold stored tension, so this is not one to try yourself.

Garage door spring repair

Cable, roller or track

A door that hangs crooked, scrapes, or has a roller out of its track needs to stay where it is until the cable and track are checked.

Cable and off-track door repair

Stuck open or shut

Some stuck doors come down to a pulled release cord or a tripped breaker. The emergency page lists the safe checks in order.

Do Surrey townhouse owners need strata approval for garage door work?

Sometimes. Surrey's Condo and Townhouse Renovation Permit requires Strata Council sign-off when work changes the exterior envelope or structure. The City's own example of envelope work is adding a window, and the application must carry the approval signed by a council member.

That matters in a city with plenty of townhouses. Row houses, the census term for townhouses, were 16.7% of Surrey's occupied dwellings in 2021, and a further 22.9% were duplex flats, a group that likely takes in many detached houses with a suite.

The permit page does not name garage doors, so a straight repair may not trigger it, but it is worth knowing before you change a door's size or look. Who pays for the work is a separate question, set by your strata plan and bylaws; our strata notes explain how BC's default rules work. This is general information, not legal advice.

How hard is Surrey's weather on a garage door?

Surrey's weather is wet more than cold, and moisture is what wears door hardware. Over 1981 to 2010, the Surrey Newton weather station averaged about 1,399 mm of rain and snow a year, falling on 178 days. November was the wettest month at 225 mm.

Snow is lighter: about 38.2 cm a year at the same station, with January the snowiest month at 14.5 cm.

Surrey garage door questions

Is a permit needed to swap the garage door on a Surrey house?

Surrey's residential permit page says minor exterior repairs to a home need no permit and that a detached garage does, but it says nothing about garage doors. HomeStars notes that Canadian homeowners swapping a door into the existing opening are generally not asked for a permit, but a bigger opening or a new header is structural work that usually is. Ask the City's Building Information Line before work starts.

Why does my door start to close, then go back up?

That pattern often points to the photo-eye sensors near the floor, since a blocked or misaligned beam makes the opener reverse. Clear the path first. If it keeps happening, the opener and sensor repair page covers the next steps.

The power is out in my neighbourhood. Can I open the garage by hand?

Yes, using the red release cord, which uncouples the door from the motor. Do it with the door closed, as door care guides advise; our emergency garage door guide gives the reason. If the door feels very heavy, stop, leave it down and call (604) 216-9380.

I live in South Surrey near the White Rock border. Which city do I pick on the form?

Pick Surrey if your address is in the City of Surrey, which includes South Surrey and Cloverdale. White Rock is its own city and is not one of the six cities we take requests from, so choose "Other" on the form and say where you are. The service areas page shows the rest.
